"The new City of Toronto legislation restricting Airbnb apartments could spell bad news condo investors.

The legislation will restrict listings to principal residences and prohibit homeowners from renting out secondary units, like basement apartments, and will likely flood the primary rental market with new apartments." - Canadian Real Estate Wealth

Maxim Monday: Ultra Vires ~ Beyond The Powers

The doctrine of ultra vires is one of the basic doctrines in administrative law. The doctrine envisages that an authority can exercise only so much power as is conferred on it by law. Consequently, when an act based on legislation (including rules & regulations of organisations) is declared to be ultra vires, it is void and becomes unenforceable.

@Regranned from @_anne.bonny_ - The coronation of Prince Charles should kick start a serious discussion about the royal dynasty and religion, the National Secularist Society (NSS) has said. The group wants the crown and Church of England to officially sever ties.

The NSS report, Separating Church and State: The Case for Disestablishment, outlines the reasons why the future king should denounce the Church of England. The document points to the “inexorable decline of Christianity in the UK” as a reason for change. “The demographics of the non-religious population are also indicative of long-term religious decline, being especially pronounced among younger age groups,” it reads. “According to a YouGov/Sun poll conducted in 2013, 56 percent of 18–24 year olds described themselves as having ‘no religion,’ (with just 13 percent describing themselves as belonging to the Church of England); 56 percent said that they never attended a place of worship, (a further 18 percent attended once a year or less); and 41 percent thought that religion was a cause of evil, (with just 14 percent claiming that it was a force for good).” The NSS study also listed the Anglican faith’s regressive stance on homosexuality and female members of the clergy as a significant issue, effectively saying the Church of England is out of touch with modern society. “This inexorable decline of Christianity in the UK has been accompanied by a growing values gap between the Church and the general public… Reflected in its regressive stance on a number of moral issues, including: women’s rights (refusing to allow women bishops prior to the ordination of Libby Lane in 2015, for instance), the legalization of same-sex marriage in 2013 (which was opposed by every single bishop who voted), and the decriminalization of assisted suicide (on which the Church hierarchy is at odds even with most of its own lay members).” #news #democrat #liberal #politics #maga #republican #government #endthefed #war #profit #health #cannabis #420 #law #gowdy2024 #excutiveorder #legislation #trump2020 #congress #dnc #hollywood #nfl #drugs #money #globalwarming #foxnews #cnn #indictments

The Times is conducting a fake news campaign in a bid to have RT shut down in Britain, former MP George Galloway says. His comments come as the Murdoch-owned newspaper published an article claiming RT “seized on the Grenfell Tower fire to try to foment ‘class war’ in Britain.” In its article headlined “Russian TV wanted to stir class unrest after Grenfell,” the newspaper appears to have taken offense at RT calling Grenfell an “atrocity,”describing “mass killing at the Grenfell Tower amongst one of the poorest communities” and suggesting austerity was a factor in the disaster.

Speaking to RT, Galloway said: “The very idea that a disaster in which at least 71 poor people – men, women and children – were burned to death as a result of the failure of their landlord, the richest borough in England… the idea that British anger to this is the responsibility of RT and of the Russians is beyond offensive – it is obscene.” The Times is conducting an “unremitting fake news campaign with the explicit purpose of having RT closed down in Britain,” Galloway added. “It is nothing more than a neo-con slander factory – and when you consider that the Times of London was until comparatively recently a respectable paper of record, now it has turned into nothing more than a tabloid slander sheet.” Galloway, who lives and works in the borough where the Grenfell Tower tragedy unfolded, added: “[When residents] discovered that their anger is being attributed to President Putin, to Russia and RT as if they were not the people whose neighbors were burned to death, whose neighbors’ children no longer come to school because they are under the cold earth, the idea that this was all fomented by RT is as I say really quite obscene, pornographic in fact.” #news #democrat #liberal #politics #maga #republican #government #endthefed #war #profit #health #cannabis #420 #law #gowdy2024 #excutiveorder #legislation #trump2020 #congress #dnc #hollywood #nfl #drugs #money #globalwarming #foxnews #cnn #indictments

Hillary Clinton is part of a crime family that has left a trail of dozens of dead bodies in its bloodthirsty pursuit of power, according to Mike Tyson who told an audience in Las Vegas: “Hillary is America’s most prolific serial killer – bar none.” “Manson family ain’t nothing compared to the Clinton family,” Tyson said. “Ted Bundy? John Wayne Gacy? Please…that’s kiddie stuff,” Tyson said, pointing out the Manson family murdered four people, while Ted Bundy and John Wayne Gacy accounted for 35 and 33 respectively.

According to the 51-year-old former heavyweight champion, who was warming up for the next leg of his Undisputed Truth 2 speaking tour with a small show in Las Vegas, these death tallies pale in comparison to the number of victims who have met their maker at the hands of Hillary Clinton. “She murdered her very good friend Mr Vince Foster. She deliberately on purpose let Ambassador Chris Stevens and three other Americans die in Benghazi. Do you know how many of her personal bodyguards have died deaths of a premature nature? “Twelve. Twelve young men in close proximity to the Clintons have died premature. This information is all out there. You can look this up yourself. All of these bodyguards are indeed dead and it might all just be a tragic coincidence. Now I don’t know about you but I wouldn’t want to be on their list of associates,” Tyson said, before encouraging audience members to Google “Strange deaths surrounding Clintons”. “People in a hundred years from now going to look back at us and scratch their heads saying ‘Uhh really guys? Really? You couldn’t see what was right before your eyes?” “How many more witnesses do we need to commit suicide by two bullets to the back of the head just before they about to testify against the Clintons before we start to say ‘Hey, something here sure smells fishy’?“ #news #democrat #liberal #politics #maga #republican #government #endthefed #war #profit #health #cannabis #420 #law #gowdy2024 #excutiveorder #legislation #trump2020 #congress #dnc #hollywood #nfl #drugs #money #globalwarming #foxnews #cnn #indictments

FBI agents are privately sounding the alarm about the law enforcement agency’s shocking decision to close Hillary Clinton’s criminal email investigation.

Agents have told reporters that an “inside deal with put in place” and the secret meeting between Attorney General Loretta Lynch and President Bill Clinton was to secure the arrangement.

Agents were also forced to sign extensive nondisclosure agreements so they may never talk about the investigation. Outrageous!

In an unusual move, FBI agents working the Hillary Clinton e-mail case had to sign a special form reminding them not to blab about the probe to anyone unless called to testify.Sources said they had never heard of the “Case Briefing Acknowledgment” form being used before, although all agents must initially sign nondisclosure agreements to obtain security clearance. “This is very, very unusual. I’ve never signed one, never circulated one to others,” said one retired FBI chief.

An FBI agent currently on the job admitted, “I have never heard of such a form. Sounds strange.” The Justice Department won’t comment on this bombshell report, because it shows just how high up the corruption is in this Hillary Clinton investigation.

This is clearly a cover-up, and Hillary Clinton committed crimes that would have sent any average government employee to prison for many life-long sentences.

A former Red Cross volunteer was indicted Thursday on more than 30 child pornography charges.

David Fugett, 33, of Dayton, is accused of sharing the child pornography from a computer authorities seized from his Grafton Avenue apartment, according to the Montgomery County Prosecutor’s Office.

According to an affidavit and statement filed in Dayton Municipal Court on Nov. 20, “Fugett disseminated videos … that depicted minors engaging in sexual conduct and/or contact.” Fugett “is no longer a volunteer with the American Red Cross,” according to a statement Red Cross officials released Thursday afternoon. “Because of the pending criminal investigation, the policy of the Red Cross is to provide no further public comment,” the statement read.

According to the affidavit, police reported they were “able to download 22 videos from Fugett’s IP address, which led to a search warrant and seizure of digital devices.” The seized devices were analyzed and found to have child pornography stored on them, according to the affidavit.

None of the child pornography was produced locally and was known to exist,  county prosecutor’s spokesman Greg Flannagan said.

Fugett is charged in the indictment on 21 counts of pandering of sexual oriented material involving a minor and 14 counts of pandering obscenity involving a minor.

Fugett is to be arraigned Dec. 14.

Pfizer Inc will bring its own generic version of its erectile dysfunction (ED) drug Viagra(sildenafil citrate) to the United States market today, seeking to preserve some sales as generic competition starts up for one of the world's most famous drugs. Teva Pharmaceutical Industries Ltd is launchingits rival generic version today.

Viagra technically does not lose patent protection until 2020, but Pfizer reached a settlement with Teva in December 2013 allowing the company to launch its generic version on today's date.

New York–based Pfizer will start selling what's known as an "authorized generic," manufactured by its subsidiary Greenstone LLC, priced at $30 to $35 per pill, a company spokesman told Medscape Medical News. That's roughly half or less of the $65-a-pill cost for Viagra seen on pharmacy websites. Pfizer noted that it's difficult to determine how much of this discount will reach consumers because of markups and variations in pharmacy pricing. Israel-based Teva declined to comment to Medscape Medical News on its plans for pricing its version of generic Viagra.

Pfizer already has seen significant erosion in its sales of Viagra, an iconic blue pill that once topped $2 billion in annual revenue. With the 1998 US introduction of Viagra, Pfizer pioneered a market for erectile dysfunction drugs. Yet the drug soon faced competition from rival phosphodiesterase type 5 inhibitors, such as vardenafil (Levitra,Bayer/GlaxoSmithKline) and tadalafil (Cialis,Eli Lilly). Pfizer reported Viagra revenue of about $1.6 billion last year.

Scientists have for the first time fixed a protein defect that causes Huntington's disease by injecting a drug from Ionis Pharmaceuticals into the spine, offering new hope for patients with the devastating genetic disease.

The success in the early-stage clinical trial has prompted Roche to exercise its option to license the product, called IONIS-HTT(Rx), at a cost of $45 million.

Lead researcher Sarah Tabrizi, professor of clinical neurology at University College London, said the ability of the drug to tackle the underlying cause of Huntington's by lowering levels of a toxic protein was "groundbreaking". "The key now is to move quickly to a larger trial to test whether IONIS-HTT(Rx) slows disease progression," she said in a statement on Monday.

Huntington's is a progressive neurodegenerative disease affecting mental abilities and physical control that normally hits sufferers between the ages of 30 and 50 years before continually worsening over a 10- to 25-year period.

There is currently no effective disease-modifying treatment for the condition, with existing medicines focused only on managing disease symptoms.

Ionis said Roche would now be responsible for all IONIS-HTT(Rx) development, regulatory and commercialization activities and costs.
