Every front door should be #red ?! Spent saturday morning working on a 3D rendering for a close customer of ours...garage dormers and more timber details to add. Happy Tuesday folks. People often ask me what to expect for a legal account when buying or selling a home, so I thought I'd make a blog about it.

The legal account at most firms is going to consist of a legal fee, gst, and disbursements (out of pocket expenses). Some firms charge a flat rate with everything included up to a certain purchase price, but this is less common. The legal fee portion is where you may see the largest range between firms.

Sales are generally less expensive than a purchase because there are less out of pocket expenses. A condo is more expensive than a house generally as we have to order an estoppel certificate for you, which is required under the contract by you as seller to provide to the buyer. These range from 100 to 300 generally and aren't required when selling a house.
Purchases are more expensive than a sale because of the unique out of pocket expenses. Some firms charge more of a legal fee for purchases than sales. The two biggest out of pocket expenses for a purchaser are the land titles registration fees which are a base price to register the mortgage and a base price to register the name change and then 1.00 for every $5000.00 in value of the property and 1.00 for every $5000.00 in value of the mortgage. This means that the more expensive your home and larger the mortgage, the greater the land title fee. The title insurance cost ranges from 79 for a small condo to 900 or more for a 700000 house. The title insurance companies charge depending upon type of home and amount of mortgage generally so again price of home/amount of mortgage increases this cost. The majority of lenders make you get title insurance and we always recommend it to our clients, as it's a one time sound investment. (Read more in the comments)
