Weight gain happens when you're in a calorie surplus - Weight loss happens when you're in a calorie deficit
If you wish to lose a little weight, eat less than your maintenance calories.
If you wish to lose a lot of weight eat less on a consistent basis over time - If you aren't losing weight, eat a little less - If you aren't losing weight quick enough for your goals, reduce your calories by small increments until you're losing quick enough. If you're losing weight to quickly, eat a little more to slow the rate at which you're losing.
If you wish to gain weight, eat more than your maintenance calories.

If you wish to gain a lot of weight, eat more on a consistent basis over time - If you still aren't gaining weight, increase your calorie intake by small increments until you're gaining weight - If you're gain weight to quickly, eat a little less to slow the rate at which you're gaining.

To be sure you're building & maintaining muscle, consume 1 - 1.2g of protein per pound of body weight everyday.
