ricknakama The Honolulu Board of REALTORS released the MLS residential resale statistics for April 2016. Single-family home sales median sales price is at $720,000, a 6.7% increase from 2015. Condominium median sales price has increased by 5.1% to $389,500; a new record high.
The median days on market for SFH was 15, down by 31.8%. Condo days on market was 19, unchanged compared to 2015. There was 2.8 months of remaining inventory in the SFH market and 3.1 months remaining inventory for condominiums.
SFH priced in the $475,001-$650,000 range had the least days on market at 14. Condos priced in the $300,001-$375,000 range had the least days on market, at 16. SFH sales received an average of 98.6% of their list price and condominiums received 98.7%. There were 301 SFH sales and 460 condo sales in April while 445 SFH listings and 629 condominium listings entered the market.

ricknakama Who wants to be my new neighbor? A single level 4 bedroom, 2 bath home just listed today and I went to take a look at it. Nice and fresh new exterior paint, clean interior, low maintenance exterior ready for your landscaping preferences! I love this neighborhood because the roads are private so there is limited vehicular traffic and it's very quiet. There is a neighborhood park just up the block that Mason and I walk the dogs to, and the large Newtown Community Center just up the road from the Newtown Driving Range.

ricknakama I can tell this house was once a rather nice home. It is now available to purchase as a special "fixer-upper" with Pearl Harbor views. 12k+ sq ft lot and parking for probably a dozen cars in the driveway.

ricknakama The look on my CEO's face today when I informed him that the offer we worked on preparing for a client over the last few days was accepted in another multiple competing offer situation. I was also lucky enough to see my client's face when I told him in person as I read the email and it was pretty similar. That was quite an experience. Normally, the notification of a client's offer having been accepted is done by phone because I am not in their presence when I receive the call or email.

The median days on market for SFH and condo sales was 23, down by 8% and 20.7%, respectively, compared to 2015. There was 2.7 months of remaining inventory in the SFH market and 2.9 months remaining inventory for condominiums.

SFH priced in the $475,001-$650,000 range had the least days on market at 15. Condos priced in the $375,001-$475,000 ranges has the least days on market, at 16. SFH sales received an average of 99.6% of their list price and condominiums received 97.8%. There were 240 SFH sales and 324 condo sales in February while 414 SFH listings and 605 condominium listings entered the market.
